Residential Whole House Inspection

Commercial Building Inspection
All of the Residential Whole House Inspections are included in the Commercial Building Inspection.  We also offer Environmental Inspection Services that are geared more toward the commercial client, such as Lead Testing; Asbestos Testing; and Mold Testing.  Call 937-206-9930 for a quote.  ​
Wood Destroying Insect Inspection
The Wood Destroying Insect inspection is performed by inspectors who are licensed by the State of Ohio Department of Agriculture.  We are inspecting your house for evidence of current or previous infestation of Wood Destroying Insects, any visible damage from such insects, and any evidence of current or previous signs of treatment.  The Wood Destroying Insect inspection is $75.00 if performed alone, or $50.00 in addition to the Residential Whole House or Commercial Building Inspections. 
Radon Testing
Radon Tests are performed by inspectors who are licensed by the State of Ohio.  The Radon Test is a 24 Hour test, and results are emailed the day of pick-up.  We use the best monitors on the market for the most accurate results.  The Radon Test is $150.00
Well Quality & Well Quantity Inspections
The Well Quality Inspection ensures that the water is safe for drinking.  A water sample is collected at the site, and then delivered to a laboratory for analysis.  There is usually a 2 to 3 day turnaround on results.  The Well Quantity Inspection determines that there is a satisfactory supply of water under normal conditions.  The results of this test is same day.  The Well Quality Inspection is $150.00, and the Well Quality Inspection is $75.00.  Nitrate / Nitrite testing is $100.00  Consult your agent and loan officer to see if your loan requires either.  ​
Septic Inspections
The Septic Inspection is performed to ensure that the system is functioning properly.  The Septic Inspection is $150.00, and results of this inspection are same day.  Consult your agent and loan officer to see if your loan requires this inspection.
Swimming Pool Inspections
The Swimming Pool Inspection is performed to ensure that the pool system is operating properly.  The results of this inspection are same day.  The pool must be opened and usable for this inspection to be performed.  The Swimming Pool Inspection is $150.00
Chimney Inspections
ETC provides Level I Chimney Inspections, and Level 2 Chimney Inspections if needed.  A Chimney Inspection is performed to identify any defects that would prevent the chimney from safe operation.  The Chimney Inspection is $150.00
Lead Based Paint Inspections & Risk Assessments
Lead Based Paint Inspections / Risk Assessments are performed upon request at buildings that were built pre-1978.  The LBP Inspection determines the presence and location of the LBP.  The Risk Assessment provides a recommended abatement plan.  Call ETC at 937-206-9930 for more information.
Mold Inspections
Mold Inspections are performed by ETC Certified Inspectors.  The Mold Inspection determines the presence and location of the Mold.  Call ETC at 937-206-9930 for more information.
Phase 1 Site Assessments
A Phase I Environmental Site Assessment (ESA) is an initial assessment that is usually associated with a property transfer.  A Phase I involves a review of ownership records and historical uses of the property, a site visit, and interviews, in order to identify any recognized environmental conditions that could have resulted in potential releases of hazardous substances to the environment.
